Three builders are on the porch. That's the news.

Over the last two weeks, we've been in quiet conversation with a shortlist of builders — the ones we've watched from a distance long enough to know what they build, what they refuse to build, and how they treat the buyers who walk in serious. Today, three of them are being onboarded as our founding modular and prefab partners on the PERCH marketplace.

Here's who they are.

This is the shape it starts in. Small, deliberately. Three is the number where we can hold the standard — every buyer inquiry gets routed to the builder whose portfolio actually matches what the buyer described, and the builder responds directly. No aggregator racket. No lead auction. No twenty-form-fields between you and a human. Just an introduction that respects both sides.

What that map is really telling us: this isn't the Airbnb-in-Palm-Springs story the press keeps writing. It's rural Americans buying a piece of land and a legal dwelling to put on it — without taking on a subprime mortgage. A lot more people want that outcome than the tiny-home-influencer feed suggests. Some of them are on this list. Some of them are reading this letter.
